If you are a business manager or property owner looking to take advantage of tax deductions before the end of the financial year, you may want to consider booking a high pressure clean before 30 June.

If you pressure clean your business premises before 30 June, you may be able to claim a tax deduction for the cost of the job.

If your property is an investment property and earns income for you while the maintenance or cleaning is done, the costs could be immediately tax-deductible.

If your rental property is between tenants but is still available for rent, maintenance may be claimed as a deduction.

Can you claim a tax deduction on investment property maintenance?

According to the ATO:

The cost of repairs and maintenance may be deductible in full in the year you incur them if the expense directly relates to wear and tear or other damage that occurred because of renting out your property, and the property:

  • Continues to be rented on an ongoing basis, or
  • Remains available for rent, but there is a short period when the property is unoccupied, for example, where unseasonable weather causes cancellations of bookings or advertising is unsuccessful in attracting tenants
